Poured Bitumen Damp Proof Course
Damp survey findings show evidence of a poured bitumen damp proof course as seen on image, low moisture readings just above the skirting board was recorded on our surveyors protimeter MMS2.
Now our client had few surveys carried out and as you can guess diagnosed as rising damp through failed DPC, this is not the case on this particular survey DPC’s don’t just break down and don’t let people say otherwise.
All that was needed on this inspection was to remove a section of skirting board and as we expected the wall plaster is in contact with the solid flooring this is creating a bridge allowing moisture to bypass the DPC via the wall plaster.
We recommended creating a gap by removing wall plaster 50mm from the solid floor allow the damp plaster to dry out and fit new skirting boards if required. Job done saving client few hundred pounds.
Our client did show me the homebuyers report after work completed just confirming our surveyors findings as a DPC bridging through wall plaster in contact with solid flooring.
